Tenants

To view our current properties for rent, you can click on the property section of the website and select to only view rentals.  You can also pop into our shop or give us a call to leave your details with us and to provide us with an idea of the sort of property you are looking for.  We can then give you a call back the moment anything suitable comes onto the market, if we have nothing to offer you. We will also advise on the deposits you will need and answer any other questions you may have. We can help out with the form filling and any other questions or concerns that you may have.  Once you have moved into your new home, under full management, you will have acces to a 24 hour emergancy service. If this is not the case, you will be given the landlord/landlady contact details.

Landlords

Our  professional approach and in depth knowledge  of the Medway area gives us a head start in putting your property on the rental market. You can choose from one of our three rental management options but all will be featured on  the web sites we subscribe to (rightmove, fish for homes, find a property etc).

1) Find a Tenant only

With this option, we find you a tenant and everything else is left up to you. You benefit from our weekly press coverage, 3 web sites, including the ever popular Rightmove, to let boards, adverts in our High Street shop, newspaper advertizing and good old word of mouth (which makes up a surprising amount of our trade). We take up tenant references and these are carried out by an independent referencing company. The company does a credit check as well as an employer reference and previous landlord check, if applicable. If wanted, we can look after the deposit in a Government Protection Service until the end of the tenancy. Can also provide a detailed inventory, if required and  sort out any cleaning or maintenance work that you may have.

2) Find a Tenant and Rent Collection

As above, but we also collect the rent on your behalf. This will be sent to your bank  account by bacs system to ensure speedy payment.

3) Full Lettings Management

With our full lettings management scheme you simply sit back and let us take care of pretty much every aspect of letting your property.  We find a tenant, collect their rent and generally deal with all maintenance and day-to-day rental issues that may arise over the course of the occupant’s tenancy. Property inspections are carried out on a 3 monthly basis

Should you and your tenant agree to continue a tenancy after the current agreement expires, we will re-assess rental value and re-negotiate the term of the tenancy on your behalf.

Professional Maintenance

Medway Mortgage shop has access to a host of skilled trade professionals including electricians, plumbers, heating and gas engineers (all gas safe registered), carpenters and joiners etc.  Rest assured, from a dripping tap or dodgy boiler to a wobbly fence, you’ll never find us using cowboys or sub-standard tradesmen.We will always call you first to inform you of any maintenance problems, before instructing a tradesman to call.

We will arrange annual gas safety certificates and electrical testing as and when required
